What are Home Information Packs (HIPs)?

From 14th December 2007 all residential properties in England and Wales 'new to the market' require a Home Information Pack (HIP) by law. The seller (in case of private online sale) or the person/agent/business responsible for marketing the property will face a £200 fine for every occasion they are found marketing without a HIP.

HIPs are intended to speed conveyancing process, reduce the possibilities of sale falling through and to give recommendation to improve energy efficiency of our homes.

About us

We are registered with Property Code Compliance Board (PCCB) and hence are code compliant to provide Home Information Pack. We comprise a team of Domestic Energy Assessors, Home Inspectors and Personal Search Agents providing quick and economical HIP and covering entire England and Wales.

Our HIP consists all the compulsory documents such as HIP Index, Sale Statement, Land registry title deed with plan, Energy Performance Certificate with recommendations to improve energy efficiency and Searches which are backed by Professional Indemnity Insurance.

Validity of HIPS

HIP is valid until the property is continuously marketed and a new HIP must be commissioned to put the same property back into the market in the event of a break.

How to order and what happens next?

• From the date of your order, we normally arrange an inspection of your property by a DEA (Domestic Energy Assessor) within 3 working days, then we will issue an Energy Performance Certificate within 2 working days and after receiving your payment we will complete your HIP within 10 working days. However, in few instances due to delay resulting from Local Authorities, the completion of HIP may take more time.
• We will provide a HIP in a Merged PDF format and send it to you as an email attachment. You can also access all individual HIP documents in our web database using the given username and password. You can forward an email attachment or share the username and password with any one you prefer ( for example: Buyer, Estate Agent, Conveyancing Solicitors etc.). Generally buying a hard copy of HIP is not necessary.
• We only accept ONLINE ORDER. If you need any help or have any questions, please send an email info@place4u.co.uk We will do our best to reply your emails as soon as possible.

• All orders received before 3.30 PM (Monday to Saturday) will be replied immediately (within 15 minutes). Orders received after 3.30 PM will be replied the next working day.
• If you do not receive a reply within 15 minutes, please check to make sure it is not in your Spam/Junk folder and Please email us. This will help to reconfirm your correct email address.
• Upon receiving your order, we will immediately send you an email requesting your confirmation of certain details. After receiving your confirmation, we will immediately send you another email confirming that you have successfully commissioned a Home Information Pack (HIP). WITH THIS EMAIL CONFIRMATION YOU CAN BEGIN TO MARKET YOUR PROPERTY OR FORWARD THAT EMAIL TO YOUR ESTATE AGENT/S.
• You only have to pay after receiving Energy Performance Certificate (EPC) which is required by the Seller/Estate Agent soon after commissioning HIP. We send this as an email attachment normally within 5 working days.
